Manager - Business Development - Land Acquisition

Designation: Manager - Land Acquisition Location: Hyderabad Role Objective: To identify, evaluate, negotiate, and acquire land parcels and Joint Development opportunities for residential, commercial, and mixed-use real estate developments. The role involves market intelligence, stakeholder management, financial feasibility assessment, and end-to-end transaction closure. Key Responsibilities: Land Acquisition & Deal Sourcing: - Identify land parcels through brokers, channel partners, landowners, IPCs, and industry networks. - Source outright purchase, Joint Development Agreement (JDA), Joint Venture (JV), redevelopment, and strategic partnership opportunities. - Build and maintain relationships with landowners, developers, investors, consultants, and local authorities. - Conduct site visits and preliminary assessments of identified opportunities. Market Intelligence & Feasibility: - Track market trends, pricing benchmarks, competitor developments, and emerging micro-markets. - Evaluate development potential, zoning regulations, FSI/FAR, and approval feasibility. - Prepare business cases including project feasibility, financial returns, cash flow projections, and investment analysis. - Recommend acquisition strategies aligned with company growth plans. Negotiation & Transaction Management: - Lead commercial negotiations with landowners and stakeholders. - Structure transactions including purchase agreements, JDAs, JVs, and redevelopment deals. - Coordinate with legal teams for title verification and due diligence. - Drive transactions from opportunity identification through deal closure. Stakeholder Coordination: - Work closely with Legal, Liaison, Design, Projects, Finance, and Sales teams. - Coordinate with government authorities for approvals and regulatory compliance. - Manage relationships with brokers, consultants, architects, surveyors, and valuation experts. Reporting & MIS: - Maintain acquisition pipeline and opportunity tracker. - Prepare management presentations, deal notes, and investment proposals. - Submit periodic reports on sourced opportunities, closures, and market updates. Desired Candidate Profile: - Graduate/Post Graduate (MBA preferred). - 10+ years of experience in Real Estate Business Development / Land Acquisition. - Strong network among landowners, brokers, IPCs, investors, and consultants. - Experience in residential real estate acquisitions preferred. - Knowledge of land laws, approvals, due diligence, and regulatory processes. - Strong negotiation, analytical, financial modeling, and stakeholder management skills.
