Chief Executive Officer - Real Estate Project Operations

Role & responsibilities: - Lead end-to-end execution of a large-scale premium real estate development from approvals and mobilisation through construction, sales, collections and handover. - Translate the Promoter/MD's business strategy into clear execution plans, milestones, priorities and measurable outcomes. - Drive project planning, construction and development activities while ensuring adherence to timelines, budgets, productivity and quality standards. - Oversee statutory approvals, project mobilisation and closure of critical project dependencies. - Lead coordination with contractors, architects, consultants, agencies and other external stakeholders to ensure timely project delivery. - Oversee procurement, vendor management and contracting with a focus on cost, quality and execution efficiency. - Work closely with Sales & Marketing on product positioning, pricing, launches, sales strategy and overall project objectives. - Drive collections and cash-flow visibility in coordination with Sales and Finance teams. - Own commercial performance including revenue, profitability, project costs, budgets and cash flow. - Establish and monitor project MIS, dashboards and review mechanisms covering construction, approvals, procurement, sales, collections, costs and risks. - Ensure seamless coordination across Engineering, Sales, Finance, HR, Procurement, Legal, Marketing and Project teams. - Build and lead a lean, accountable and high-performance team with strong execution discipline. - Identify and proactively mitigate project, commercial, regulatory and stakeholder risks. - Maintain strong governance, documentation, compliance and regular reporting to the Promoter/MD. - Ensure successful project delivery while balancing timelines, quality, customer experience, revenue, collections and profitability. Preferred candidate profile: - 15 - 18+ years of overall experience, with 10+ years of relevant real estate experience. - Proven experience in real estate project execution and business operations, preferably across premium residential, commercial or redevelopment projects. - Experience managing a INR 500 - 700 Cr+ real estate project/business with significant commercial ownership. - Strong experience in end-to-end project execution, including approvals, mobilisation, construction, sales, collections and handover. - Majority of career experience should be in Mumbai/South Mumbai real estate, with strong understanding of the local development ecosystem. - Experience in premium/high-value residential developments and/or complex redevelopment projects will be preferred. - Strong understanding of construction, development, procurement, quality and project management processes. - Demonstrated ability to manage contractors, consultants, architects, agencies and multiple external stakeholders. - Strong commercial orientation with exposure to sales, collections, budgeting, profitability and cash-flow management. - Strong people leadership and experience managing cross-functional teams. - Comfortable working in a lean, entrepreneurial and promoter-led environment with high ownership and accountability. - MBA from a premier B-School preferred; Civil Engineering background will be an added advantage. - Strong stakeholder management, negotiation, execution and problem-solving skills. - Marathi language proficiency and willingness to be based in Mumbai are important for the role.
