Chief Financial Officer - Real Estate - CA

KEY RESPONSIBILITIES: 1. Strategic Finance & Business Transformation: - Drive the transformation from unorganized land business to a corporate structure with robust SOPs, ERP, MIS and internal controls. - Develop 5-year financial roadmap, business plan and project-wise feasibility models for townships, plotting and hotel-brand projects. - Act as a strategic partner to the MD on land acquisition, JVs, JDAs, and new business verticals. 2. Fund Raising & Treasury Management: - Lead large-ticket fund raising: Construction Finance, Project Finance, NCDs, Private Equity, AIFs, and Working Capital. - Structure innovative funding for township infrastructure and plotted inventory monetization. - Manage relationships with Banks, NBFCs, Investors, Rating Agencies and Financial Institutions. - Oversee treasury, cash-flow forecasting, and efficient capital allocation across multiple projects. 3. Project Finance & Commercial Acumen: - Detailed Project Financial Appraisal, IRR/NPV modelling, sensitivity analysis for township & hospitality projects. - Budgeting, Cost Control and monitoring of infrastructure development costs (roads, utilities, landscaping, clubhouse). - Revenue recognition strategy for plotting sales, collection efficiency and profitability analysis. 4. Governance, Compliance & Risk: - Ensure 100% compliance with RERA, Companies Act, Income Tax, GST, and other statutory regulations. - Implement robust internal audit, risk management framework and corporate governance. - Lead Due Diligence for investors, land transactions, and hotel brand partnerships. - Oversee Direct & Indirect Tax planning and optimization. 5. Accounting, MIS & Investor Relations: - Lead monthly/quarterly MIS, Board Reports, and financial dashboards for management. - Implement Real Estate ERP as and when required. - Manage investor reporting, credit rating process, and preparation for future IPO / listing readiness. - Lead and mentor the finance, accounts and legal/compliance teams. DESIRED CANDIDATE PROFILE: - Qualification: Chartered Accountant (CA) is mandatory. MBA Finance / CFA is an added advantage. - Experience: 15 - 20+ years of experience, with at least 5+ years as CFO / Head of Finance in a reputed Real Estate Developer handling Township / Plotted Development / Large Infrastructure Projects. - Should have experience in IPO launch. - Strong experience in RERA accounting, Project Financing, and Land / JDA commercials. - Exposure to hospitality real estate or collaboration with hotel brands will be a strong plus. - Strong network with financial institutions, PE funds and investors in Ahmedabad / Mumbai market. - Leadership, integrity, and ability to build systems from scratch in a high-growth promoter-driven company.
