What You’ll Do Model the Business : Design, manage, and pressure-test complex financial models across the data center investment lifecycle — including lease, acquisitions and development Own Leadership Reporting : Prepare and deliver materials for senior management and the Board. Execute Transactions : Support negotiation of LOIs, PSAs, and lease agreements, and manage diligence and closing processes through to funding. Shape Location Strategy : Help define which markets and submarkets to pursue based on power availability, customer demand, and competitive positioning. Evaluate Opportunities : Underwrite individual sites and leases in partnership with the power, design, and construction teams, surfacing risks and recommendations. Build Market Intelligence : Maintain database of land comps, transaction comps, competitor activity, and powered-land pipeline across target markets — and translate it into investment recommendations. You Background: 2+ years of experience in infrastructure or real estate investment- modeling deals, capital markets and both acquisition and lease transactions Industry Familiarity : Have prior exposure to data center, industrial, or infrastructure asset Classes Communication Skills : Can distill complicated financial analysis into clean, executive-ready decks — strong presentation and storytelling skills are essential.
